Commercial Insurance Coverage

Four lines of commercial coverage for Florida contractors and business owners — what each one actually does, where it stops, and which gaps sit between them.

Coverage We Write

Most Southwest Florida businesses that call us need more than one policy, and the useful question is rarely “which one do I buy” but “where does one stop and the next begin.” The four lines below are the ones we write most, and the boundaries between them are where uncovered claims tend to live.

The clearest example: general liability covers the public and other people's property, and workers' compensation covers your own employees. Neither one covers the other. A contractor who buys general liability alone and puts one employee on a Florida construction site is uninsured for the exposure most likely to bankrupt him — and is also in breach of Chapter 440.

Commercial auto sits apart again, and picks up the vehicles the business owns as well as the hired and non-owned exposure created when an employee runs to the supply house in their own truck. Excess liability does not add new coverage at all; it raises the ceiling on what you already have, which is why larger commercial and municipal contracts increasingly name it.

The Four Lines

What each policy does, and where it stops.

  • Workers' Compensation Insurance
Required from your first employee in Florida construction. Pays medical care and partial lost wages for a work-related injury, and shields you from being sued over it.
  • General Liability Insurance
Third-party bodily injury and property damage. This is the policy the certificate of insurance is usually asking about before you can get on site.
  • Commercial Auto Insurance
Vehicles titled to the business, plus hired and non-owned exposure when an employee runs an errand in their own truck.
  • Excess / Umbrella Liability Insurance
Sits on top of your general liability and auto limits. Increasingly required by name on larger commercial and municipal contracts.
